Pool builder for Long Grove homes: in-ground pools planned for large, wooded lots.

Yes, Wave Outdoors Pools designs and builds in-ground pools for homes in Long Grove. Long Grove properties may bring trees, conservancy areas, private wells or septic fields, and planned-development rules that sit on top of the village code, so each property is checked on its own terms. The first step is a consultation, followed by an assessment of your property and site. Wave handles village permits and engineering coordination, and custom gunite and concrete pools lead our work.

Pool options

Choosing the pool that fits a Long Grove lot.

Wave leads with custom gunite and concrete pools, formed on site so the shape, depth, steps and any integrated spa follow the design. Fiberglass is the second path, recommended when the property's space, access and an available shell form support it. We also install vinyl-liner pools and above-ground pools.

The limits on a Long Grove pool come from the site and the zoning as much as the lot line. Septic fields, wells, wetlands, conservancy areas and the village's impervious-coverage limit decide where the pool and the surround can go, and the area disturbed during construction counts too. The first visit maps those constraints before the pool is chosen.

Long Grove lies northwest of Wave Outdoors Pools in Buffalo Grove.

Long Grove permits and code

What the village asks for before a pool goes in.

Long Grove's pool and spa permit application covers new in-ground pools, new above-ground pools and spas or hot tubs, and every permit is submitted electronically through the village's CommunityCore portal (Village of Long Grove, Building Department). The pool checklist asks for a signed application and a current plat of survey showing the proposed work, elevations and topography, setbacks, easements, conservancy districts and any floodplain or wetland limits, along with utilities, the fence location and impervious-area and disturbed-area calculations. Construction drawings show the plumbing, electrical and bonding details, equipment specifications, fence and gate hardware and the contract scope.

Placement depends on the property. The village's planning and zoning FAQ points to the zoning district's requirements and notes that a property's planned-unit-development regulations can be more restrictive, so setbacks are confirmed for the specific lot. The same FAQ describes a residential impervious-coverage maximum of generally 40 percent, again subject to stricter PUD terms. For new permit requests from June 1, 2026, the village applies the 2021 International Swimming Pool and Spa Code and the 2021 International Residential Code.

The barrier rules go further than a fence height. Long Grove's pool-enclosure amendment requires functioning self-closing, self-latching and locking mechanisms, gates kept closed and latched, and covers secured when the pool is unattended, with an exception from the property-maintenance enclosure provision for qualifying powered safety covers. Wave installs code-compliant pool safety fencing and automatic covers to suit the plan.

In Long Grove, the septic field, the PUD rules and the disturbed area matter as much as the lot line.

Then the land itself. Long Grove is a Lake County certified community administering the county's Watershed Development Ordinance, and the pool checklist asks for a stormwater application when disturbance exceeds 5,000 square feet. Properties with a septic system or private well need a Lake County Health Department-approved permit and county-stamped plan, and removing a tree needs a separate tree removal permit. The village does not require contractor registration, though contractors enroll in the portal, and planning, zoning and building reviews each take about 10 to 14 business days, normally running at the same time, with engineering review taking 10 to 14 business days or longer.

From consultation to water

Four stages, with planning ranges for each.

Consultation and site assessment

We start with how you want to use the yard, then assess the property: usable rear-yard space, access for equipment, grades, drainage and the setback line. Engineers and architects are brought in when conditions require them.

Design and engineering

Design development and engineering coordination can take about eight weeks. Custom 3D design is available as a paid add-on if you want to review the layout before approving it. See 3D pool design.

Village permits

In Wave's planning, the permit stage commonly takes about one to three months; actual timing depends on the village's review. Wave handles the village permit submittal and the engineering coordination behind it.

Construction

Excavation can take a few days. After approvals and site readiness, fiberglass construction typically takes three to four weeks and concrete six to eight. Concrete work can continue in winter under a temporary tented enclosure when site conditions, weather and the approved plan support it. These are planning ranges, not schedule promises. See how we build your pool.

Budget

Planning ranges, before the site sets the number.

Gunite or concrete

Budget
Project-specific. Contact us to discuss project budgets and payment options.

These are typical project-planning ranges, not quotes or minimum-price promises. Site conditions, access, size, materials, features, utilities, safety work, surrounding construction, and whether Wave handles the full project or a build-only scope all change the budget. The breakdowns are in gunite and concrete pool cost, fiberglass pool cost and in-ground pool cost in Illinois.

Around the pool, Wave designs and builds pool decks, heaters, automation and lighting, waterfalls and integrated spas, and the grading, drainage and retaining walls a site may need, so the surround is planned with the water rather than after it.

Yes. The village's pool and spa permit covers in-ground pools, above-ground pools and spas or hot tubs, submitted through the CommunityCore portal. Wave handles village permits and engineering coordination for your pool project.

The pool checklist requires a Lake County Health Department-approved permit and county-stamped plan for properties with a septic system or private well, so the health review is part of the permit package.

The village's pool-enclosure amendment requires functioning self-closing, self-latching and locking mechanisms, with an exception from the property-maintenance enclosure provision for qualifying powered safety covers. Wave installs code-compliant pool safety fencing and automatic covers. See pool fence installation.

The village states planning, zoning and building reviews each take about 10 to 14 business days, normally at the same time, and engineering review 10 to 14 business days or longer depending on scope. These are the village's component estimates, not a guaranteed total approval time.

As Wave's planning ranges: design and engineering about eight weeks, permitting about one to three months, then fiberglass construction about three to four weeks or concrete about six to eight weeks. Design development, municipal review, site conditions, scope and season can change that.

Wave's typical project-planning ranges are $80,000–$150,000 for fiberglass and $120,000–$200,000 for gunite or concrete. They are not quotes or minimum-price promises; the site, access, size, materials, features and scope change the budget. Contact us to discuss project budgets and payment options.
